Frequently Asked Questions

What is Gera’s EMI Shield?

Losing a job can be stressful, especially when you are also managing the financial commitments of buying a home. Gera’s EMI Shield is designed to give you some breathing room during this difficult time.

If you experience an involuntary job loss, Gera will reimburse your eligible monthly Pre-EMI payments for up to six months or until you find a new job, whichever is earlier.

Who can apply for Gera’s EMI Shield?

The benefit is available to eligible salaried customers who experience involuntary job loss, subject to the following conditions:

  • Your Agreement for Sale (AFS) must be registered for a unit in an under-construction Gera project where the Occupancy Certificate (OC) has not yet been received.
  • The job loss must occur after registration of your AFS and at least six months before the scheduled OC date.
  • You must meet the scheme’s eligibility requirements and provide the necessary supporting documents.

Every application will be reviewed individually and is subject to approval under the applicable scheme terms.

How much support can I receive, and for how long?

Gera will reimburse the eligible Pre-EMI amount you actually pay to your lending bank, for a maximum of six months or until you find a new job, whichever is earlier.

The reimbursement will be limited to the amount approved under the scheme. The benefit is available only once during the purchase journey for the respective unit.

Please note that customers paying full EMI, instead of Pre-EMI, are not eligible for this benefit.

What documents do I need to apply?

To help us assess your request, you will need to provide documents such as:

  • Your employer’s termination letter or official communication confirming the involuntary job loss.
  • Your registered AFS and relevant customer details.
  • Salary slips or bank statements, wherever required.
  • Your bank’s loan and Pre-EMI statements.
  • Proof of the Pre-EMI payments you have actually made.

Our team may request additional documents if needed to verify your eligibility.

How do I receive the reimbursement?

Once your application and supporting documents are verified and approved, you can submit proof of the Pre-EMI paid for each eligible month.

The process is straightforward:

  • Submit your lender statement and proof of payment.
  • Gera will verify the payment and confirm the amount eligible for reimbursement.
  • The approved amount will be transferred to your verified bank account.
Do I have to repay the amount reimbursed by Gera?

Yes. The benefit provides temporary financial relief, not a waiver of payment.

The total amount reimbursed will be recovered in two equal instalments:

  • The first instalment is due three months after the reimbursement period ends.
  • The second instalment is due six months after the reimbursement period ends.

If the OC is received earlier, the entire outstanding reimbursement amount becomes payable upon receipt of the OC, in accordance with the agreed terms.

No interest will be charged on the reimbursed amount. The repayment schedule will be explained and documented before the benefit is processed.

What is Gera’s Medical Emergency Support?

A medical emergency can bring emotional stress and unexpected financial pressure to a family. At such a time, worrying about your home should not add to that burden.

Gera’s Medical Emergency Support gives eligible customers the option to explore a way forward if they experience a qualifying medical emergency or the demise of the applicant or spouse during the applicable period.

Depending on your circumstances, you may request either a move to a lower-value home or a transfer of your existing property to another buyer. Both options are subject to eligibility, assessment and approval.

Who in my family can be covered under this benefit?

The benefit covers qualifying circumstances involving:

  • You or the other applicant named in the registered AFS.
  • Your spouse.
  • Your parents.
  • Your children.

Medical emergencies involving people outside this defined family group will not qualify under the scheme.

The circumstances must also meet the scheme’s medical and documentation requirements.

What qualifies as an eligible medical emergency?

Your request may qualify if at least one of the following conditions is met:

  • You or an eligible immediate family member is diagnosed with a critical illness covered under the applicable IRDAI-standardised definitions.
  • Eligible medical expenses directly related to the medical condition exceed ₹5,00,000, calculated before adjusting for insurance reimbursements.
  • The applicant or spouse passes away during the applicable coverage period.

The medical emergency or diagnosis must arise after registration of your AFS. All cases are subject to verification of the relevant medical records and supporting documents.

When can I apply for Medical Emergency Support?

You may apply if a qualifying event occurs after registration of your AFS and before the project receives its OC.

You will need to submit an application explaining your circumstances and the option you wish to explore.

Gera will review your request, verify the supporting documents and assess your eligibility. The approved option can proceed once the required documentation, financial settlement and approvals are complete.

What documents will I need to provide?

To help us understand your circumstances and assess your request fairly, you may be asked to provide:

  • Medical reports, a doctor’s certificate or diagnostic reports.
  • Hospitalisation records, discharge summaries and relevant medical bills.
  • Payment receipts supporting the medical expenses, wherever applicable.
  • Documents confirming your relationship with the affected family member, if applicable.
  • A death certificate issued by the competent authority, in the event of the applicant’s or spouse’s demise.
  • Your registered AFS and relevant payment details.

Additional documents may be requested if required for verification.

Can I move to a more affordable home in case of medical emergency?

Yes. If your circumstances qualify under Medical Emergency Support, you may request a downgrade to an available, lower-value property with a smaller carpet area.

Gera will assess the request and explain the available options and financial adjustments.

  • The replacement property must be available for sale.
  • The price of the replacement home will be calculated at the prevailing rate applicable on the date of the downgrade. Any eligible appreciation benefit from your existing home will be adjusted against the price of the replacement home, as per the scheme.
  • Gera will review the payments you have already made, any outstanding dues and the applicable scheme benefits to calculate the final amount payable or refundable.
  • Once the revised financial settlement is finalised and approved, the existing AFS will be cancelled and a fresh AFS will be registered for the replacement home.

Any refund or adjustment will depend on the final settlement. Benefits available on your existing home will not automatically carry forward to the replacement home.

Can I transfer my property to another buyer, and will Gera waive the transfer fee?

Yes. If you are eligible, you may explore transferring your property to another buyer. You will need to identify a prospective buyer, and the proposed transfer must be approved by Gera.

The transaction will be documented through a registered Tripartite Agreement between Gera, you and the new buyer. This agreement will clearly record the transfer consideration, settlement of amounts paid, any eligible gain and the new buyer’s future payment obligations.

Gera’s transfer fee will be fully waived for an approved property transfer arising from a qualifying medical emergency or the demise of the applicant or spouse.

Applicable stamp duty, GST, taxes and other statutory charges will still need to be paid by the relevant party as required under applicable law and the agreed documentation.

What is Gera’s Home Equity Power?

Sometimes, an unexpected expense can create a financial need even when you have already invested in your dream home.

Gera’s Home Equity Power allows eligible customers to request the temporary release of a portion of their own contribution already paid towards their home.

The amount must be repaid within the agreed period, and interest will apply as specified in the AFS. The facility is subject to eligibility, assessment and approval.

Who is eligible to apply for Home Equity Power?

You may apply if you meet the following conditions:

  • Your AFS is registered for a unit in an under-construction Gera project where the OC has not yet been received.
  • You have paid at least 10% of the total consideration value, excluding GST, from your own funds.
  • You have cleared payments up to the latest billing milestone applicable to your unit.
  • You have no outstanding dues as on the date of application.

Gera will verify your payment details and eligibility before considering your request. Approval is not automatic.

How much money can I request under Home Equity Power?

The maximum amount you may request is the lower of:

  • 50% of your eligible own contribution already paid, excluding GST; or
  • 10% of the total consideration value of your home, excluding GST.
For how long can I retain the amount released?

The facility is available for up to six months or until the OC is received, whichever is earlier, unless Gera specifically agrees otherwise in writing.

The approved duration and repayment date will be communicated to you and recorded in the required documentation.

There is no automatic extension, so it is important to plan for repayment within the agreed period.

Can I withdraw money that was funded through my home loan?

No. Home Equity Power applies only to your eligible own contribution.

Any amount funded by a bank or other financial institution is excluded from the eligible own contribution available for release.

Gera will review your payment records, the amount contributed from your own funds, your billing milestones and any outstanding dues before determining the amount that may be released.

What is Gera’s Extended Home Protection?

At Gera, our commitment to your home continues well beyond handing over the keys.

These benefits are designed to give you continued support and greater peace of mind:

  • 7-Year Preventive Maintenance: An annual Home Health Check to assess the condition of identified home components, with a report shared with you.
  • 10-Year Structural Warranty: Coverage for specified structural components, including beams and columns, subject to the applicable warranty terms.

Each benefit has its own scope and conditions, which are explained below.

What does the 10-Year Structural Warranty cover?

The warranty covers specified structural components of the building, including beams and columns.

If you notice a concern that may relate to these components during the warranty period, you can report it for assessment by the designated technical team.

The team will examine the concern and determine the appropriate action under the applicable warranty terms.

Please note that the structural warranty does not cover non-structural issues, such as masonry wall cracks.

When does the 10-Year Structural Warranty begin?

The 10-year warranty period begins from the OC date, as defined under the approved warranty policy.

The coverage continues for the prescribed period, subject to the applicable conditions and exclusions.

If you notice a potential structural concern, you should report it through the designated process so that the technical team can assess whether it falls within the warranty coverage.

What is a Home Health Check, and what will I receive?

A Home Health Check is an annual preventive inspection designed to help you understand the condition of identified components in your home.

During the inspection, the team will look for visible concerns that may require attention.

After the inspection, you will receive a Home Health Check Report covering the observations, recommendations and suggested corrective actions, wherever applicable.

The objective is to help you stay informed about your home and identify concerns that may need attention.

Will Gera conduct Home Health Checks for all seven years?

Gera will conduct annual Home Health Checks for seven years from the applicable OC date.

The inspections will continue during the sixth and seventh years, even after the initial five-year warranty period ends.

The report will help you understand the condition of your home and any areas that may require attention. However, the inspection itself does not mean that all repairs or replacements identified will be covered by Gera.

If an issue is identified during the sixth or seventh year, who will pay for the repairs?

During the initial five-year warranty period, eligible defects will be addressed under the applicable warranty terms.

During the sixth and seventh years, Gera will continue to inspect your home and share the Home Health Check Report. If an issue requires repair or replacement and falls outside the applicable warranty coverage, the cost will be your responsibility.

Any such chargeable repair or rectification will be undertaken only with your prior approval.

The purpose of the continued inspections is to keep you informed about your home’s condition and help you understand what attention may be needed.

Are these benefits available for projects that have already received their OC?

These benefits may also be available for projects where the OC has already been received, at GDPL’s discretion. The applicability of the 10-year Structural Warranty and 7-year Preventive Maintenance benefits may also be determined at the customer level, as applicable.

Where applicable, the benefit periods will be calculated from the original applicable OC date and will not restart from the date Gera Advantage is introduced.

Your eligibility and the remaining coverage period will be confirmed in accordance with the applicable terms and conditions.
